At around 35,000 square feet on Palm Jumeirah, this is a house at the scale where interior design becomes a logistics exercise as much as a design one. Consistency is the difficulty: a detail that works in one room has to hold across all of them.
We took it from layout through to furnished handover. The volume of bespoke joinery on a property this size is substantial, and producing it ourselves is what kept both the detailing and the programme under control.
The design covered the main lobby and the staircase, the principal bedroom suites and their washrooms, and the family rooms beyond them — a house where circulation is a designed space in its own right rather than what is left between rooms.
At this scale the joinery is structural to the design: the lobby, the stair and the suite fit-outs were all made in our own workshop to measured dimensions, because nothing in a house of this size repeats.
