Private Luxury Villa, District One

District One is built around a man-made lagoon and its villas are designed to face it. That orientation drives the interior — the rooms with the view set the hierarchy of the plan, and the rest of the house cannot be left as an afterthought because of it.

This was a full interior commission covering layout, finishes, joinery and furniture. We built it with our own crews and made the joinery ourselves, so the specification the client signed off is the one that was installed.

Orienting a house to a lagoon means the glazed side does the work and everything else supports it — kitchens, plant and storage move inboard, and the rooms that earn the view get the depth. District One's own approvals and access rules govern the build.

All of the fitted joinery was made in our workshop, and the house was delivered as a single package so the junctions between trades stayed with one team.
